Rouse Properties, Inc.

Rouse Properties, Inc. is a real estate investment trust (REIT) that specializes in owning and managing regional malls and retail centers across the United States. Founded in 2012 and headquartered in New York, Rouse Properties operates a portfolio of approximately 35 regional malls in 21 states, totaling around 24.1 million square feet of retail space. These properties are typically located in secondary and tertiary markets, where they often serve as the primary shopping destinations in their areas.

The company was spun off from General Growth Properties (GGP) in 2012 after GGP emerged from bankruptcy. Since its inception, Rouse has undertaken significant redevelopment and repositioning projects for many of its properties to enhance their value and appeal. An example includes the multi-million dollar renovation of NewPark Mall in Newark, California, which saw the addition of an AMC Theaters and a restaurant promenade, boosting leasing activity.

In 2016, Brookfield Asset Management made a successful bid to acquire Rouse Properties for approximately $657 million, aiming to increase its ownership stake and integrate Rouse’s portfolio with its broader real estate operations. Rouse Properties’ focus on Class B malls in smaller markets has allowed it to carve out a niche where its properties are often the only major shopping centers available, contributing to their success and stability.

Key Changes (2024 & Early 2025)

  • Leadership Stability: Bank of America experienced relative stability at the senior leadership levels overseeing M&A within its Global Corporate & Investment Banking division during 2024. Matthew Koder continued to lead the overall GCIB unit, providing strategic consistency for the M&A franchise operating within it. While individual senior banker moves occur industry-wide, no major disruptive shifts in the top M&A leadership structure were publicly highlighted during this specific period.

The issue is that they are never made available, so I set out to help you.

Why the heck should you care?

Investment banks attracted the best and the brightest.

  • Slide structure/design: Learn how complicated concepts are structured and designed in PowerPoint
  • Analysis approach: See exactly how complex financial methods are presented
  • Strategy and communication: M&A deals are not (normally, other than many Duff and Phelps decks) cookie-cutter. There’s a host of topics that need to be dealt with
  • Morbid interest: I used to do this for a living, but it’s still interesting to see how PPT are made… but then maybe it’s just me and so FML 😉
